How deep should fence posts be set?
Deep enough for the wind, which here asks more than frost does. The City of Lubbock's residential code table lists a frost depth of 12 inches and a design wind speed of 115 miles per hour. A widely used rule is to bury about a third of the post, and never less than 2 feet. Gate posts and posts for a 6-foot solid fence go deeper.
Should posts be set in concrete, gravel or foam?
Concrete for nearly everything here. A privacy fence in open country needs the weight and width of a concrete footing to resist wind, and so do corner and gate posts. Gravel alone suits low, open fences. Expanding foam sets quickly, but it is not what we would trust for a tall fence or a gate on the plains.
How long should I wait before staining a new wood fence?
Wait until the wood is dry enough to soak up water. Flick some on a picket. If it darkens the wood, you can stain. If it beads, give it more time. In Lubbock's dry air cedar can be ready within a few weeks, while wet pressure-treated pine takes longer. Do not leave it bare through a summer, because the sun starts greying it right away.
How much does it cost to stain or seal a fence?
The price follows the square footage and how much cleaning the wood needs first. Have it quoted as a separate line with your fence estimate. In this climate a stain with UV protection is one of the better ways to add years to a wood fence.
Can I use deck screws to fix loose pickets?
Yes, provided they are coated for outdoor use or stainless steel. Wood that shrinks in dry heat pushes ordinary nails out, so screws hold better. Use stainless on cedar, since other fasteners can leave dark streaks.
Can a faded vinyl fence be painted?
Yes, with paint made to bond to vinyl, though it becomes a job you repeat. Avoid dark colors. They soak up heat under the West Texas sun and can warp a panel. Wash the fence first. A lot of what looks like fading is a film of dust.
I want a double gate for an RV or trailer but my posts are weak. Reinforce or rebuild?
Rebuild the gate posts. A wide double gate hangs a lot of weight on two posts and catches wind when it is open. It needs heavy steel posts in deep concrete footings, plus a drop rod and often a wheel. Ordinary line posts cannot be braced into doing that job.
Does a new fence raise my property taxes?
Ask the Lubbock Central Appraisal District, which sets appraised values in the county. Next to the house and the land, a fence is a small item.
